With Croatia becoming ever more popular as a holiday destination, interest in purchasing property or real estate in the country has also risen quite suddenly in the last year or so.

Here we have complied a short guide to help you get started if you are interested in purchasing property in Croatia.



It is very important to remember the regulations that are in place for non-Croatian citizens purchasing property in Croatia. These regulations are valid for citizens of all countries with which Croatia has got an reciprocal agreement - meaning countries in which Croatian citizens can purchase property, and vice versa. This covers the citizens of all EU countries (except Italy); USA; the Russian Federation; and Hungary. The citizens of Italy, Switzerland and Bosnia & Herzegovina can only purchase property if they intend to settle in Croatia permanently.

Purchasing a property
Having read the regulations about purchasing property in Croatia, and if you are eligible, first check with property agents to just get a feel of what is available and at what price. We strongly advise prospective purchasers not to rush and to inspect all suitable properties before making final decisions. We believe that the best time to look for property on the Adriatic Coast is after the main tourist season is over: September to November. Our advice would also be that after selecting an area or location, you should go and stay there for a period of time to get a good feel about the locality, environment, people and transport.

We feel that for a non-Croatian speaking foreigner, the easiest route to purchasing property would be to go through an agency, as they are more than likely to have staff who speak English, who know local lawyers and who will look after your application. Please note that normally in Croatia the seller AND the purchasers pay about 2-3% of the purchase price to agents.

Living in Croatia
Wherever you settle, you are more than likely to find some English speaking people. Croats are friendly and decent people. It is highly unlikely that you will be unwelcome or taken advantage of in some way. But common sense tells you to always get advice from either somebody you know well or your estate agent before making decisions such as getting builders, buying furniture etc.
